What actually fails in Durbanville
- The flat garage or patio roof. A 15–40m² slab behind a low parapet, originally done in a single-layer torch-on or an acrylic that was never recoated. Twenty years of Durbanville summer sun is past the service life of both. The leak shows up inside the garage or at the top of the wall where the flat meets the house.
- The flat-to-pitched junction. Where a flat patio roof abuts the tiled main roof there is a flashing or a chased upstand. On estate builds this was often the last detail done and the first to move.
- Parapet copings. Precast or plastered copings on the parapet crack at the joints, and water goes into the top of the wall rather than over it. The internal stain then appears well away from the actual entry point.
- Retaining and boundary walls. Durbanville sits on the Tygerberg's northern clay soils, and the estates are built across a slope. Long plastered boundary walls and retaining walls move, crack, and wick water through — this is a drainage question before it is a waterproofing one.
- Balcony and first-floor deck membranes. Double-storey estate homes put a trafficable membrane under tiles on a balcony. When it fails the water tracks into the room below the balcony, not the balcony itself.
- Thermal load. The northern corridor runs several degrees hotter than the seaboard and Durbanville is the hottest end of it. Exposed dark membrane here ages measurably faster than the same product in Rondebosch.
Durbanville is a roof problem, not a rising-damp problem
It is worth saying plainly, because the two get confused and the wrong one is expensive. Rising damp needs an old or failed damp-proof course, and almost nothing in Durbanville is old enough for that — a post-2000 build has a modern DPC that is still doing its job.
If you have damp at the top of an internal wall in a Durbanville house, it is coming off a parapet, a coping or a flat-to-pitched junction. If it is at skirting level, look at the boundary wall, the paving falls and the surface drainage before anyone injects anything. Usually not on its own. Long plastered walls on the clay soils here crack from movement, and sealing the crack without dealing with why it moved just moves the crack. We look at the coping, the joint spacing and where the ground water is going before proposing a seal.
