Roof Leak Repair in Cape Town

A roof leak is water entering the building envelope at a failed detail and travelling until it finds somewhere to show itself. The stain on your ceiling marks where the water gave up, not where it came in — water routinely runs several metres along a purlin, a screed layer or a service pipe before it drops.

So the job is a trace, then a repair. Sealing the area directly above the stain is the most common wasted spend in this trade.

How we trace a leak

  1. Inspect inside first and map the stain, its shape and its weather correlation.
  2. Get into the roof space where there is one and follow the water back along the timber.
  3. Inspect the roof surface, working uphill from the internal position, not straight above it.
  4. Water-test in stages — one area at a time, working up the slope, so the entry point is isolated rather than guessed at.
  5. Report what was found, then quote the repair.

A trace-and-repair callout runs about R850–R1,900 and includes minor sealing. Anything larger is quoted once we know what we are dealing with.

When a repair is not the answer

If the membrane is crazed and brittle across the whole roof, if there are more than a handful of separate entry points, or if the deck is holding water inside the screed, patch repairs stop being economical. At that point the honest recommendation is a full roof waterproofing system, and we will say so rather than selling you a sequence of callouts.

Common questions

Why is the leak not directly above the stain?

Water follows the path of least resistance once it is inside the structure. It runs along battens, purlins, screed layers and service pipes, sometimes for several metres, then drops at the first low point or joint. Tracing uphill from the stain is the only reliable method.

How much does roof leak repair cost in Cape Town?

A trace-and-repair callout is typically R850–R1,900 including diagnosis and minor sealing. Larger repairs — re-dressing an upstand, replacing a valley, cutting out failed membrane — are quoted after the trace.

Can you repair a leak while it is raining?

We can trace it, and that is genuinely easier while it is actively leaking. Most permanent repairs need a dry surface, so a temporary measure may go on first and the permanent repair follows in a dry window.

My ceiling stain is dry now — is the leak fixed?

No. A dry stain means it has stopped raining. Leaks that only appear during sustained north-westerly rain will reappear on the next front.
